Genuinely new stock is scarce inside Fuengirola proper — the centro and the seafront were largely built out decades ago — so most new-build sits on the town's edges: the modern blocks around Doña Sofía above the western seafront and the larger Higuerón developments climbing the hillside below the Sierra de Mijas, on the eastern edge between Fuengirola and Benalmádena. Both carry 10% IVA plus 1.2% AJD instead of resale ITP, putting all-in costs around 12 to 14 per cent.
